LTC Properties, Inc. operates as a healthcare real estate investment trust (REIT) in the United States. The company invests primarily in long-term care and other health care related properties through mortgage loans, property lease transactions and other investments.
As of December 31, 2007, the companys direct real estate investment portfolio consisted of investments in 108 skilled nursing properties with 12,724 beds; 94 assisted living properties with 4,449 units; and 2 schools. These properties are located in 29 states.
Owned Properties: As of December 31, 2007, the companys investment in 23 states were in owned properties consisting of 61 skilled nursing properties with a total of 7,179 beds, 84 assisted living properties with a total of 3,744 units and 1 school.
Mortgage Loans: The company provides mortgage financing on properties. As of December 31, 2007, it had 50 mortgage loans secured by first mortgages on 47 skilled nursing properties with a total of 5,545 beds, 10 assisted living residences with 705 units and 1 school. These properties were located in 15 states.
Skilled nursing facilities provide restorative, rehabilitative and nursing care for people not requiring the treatment available at acute care hospitals. Skilled nursing facilities also provide ancillary services that include occupational, speech, physical, respiratory and IV therapies, as well as provide sub-acute care services which are paid either by the patient, the patient's family, or through federal Medicare or state Medicaid programs.
Assisted living facilities serve elderly persons who require assistance with activities of daily living, but do not require the constant supervision skilled nursing facilities provide. The facilities provide a combination of housing, supportive services, personalized assistance and health care designed to respond to individual needs.

The companys assisted living properties are primarily leased by Extendicare REIT; Assisted Living Concepts, Inc.; and Alterra Healthcare Corporation, a wholly owned subsidiary of Brookdale Senior Living, Inc.
