Standard Pacific Corp. operates as a diversified builder of single-family attached and detached homes. The company constructs homes with in a range of price and size targeting a range of homebuyers.

The company has operations in major metropolitan markets in California, Florida, Arizona, Texas, the Carolinas, Colorado and Nevada and has built homes for approximately 110,000 families. In addition to its core homebuilding operations, the company also has a mortgage banking subsidiary that originates loans for its homebuyers which are generally sold in the secondary mortgage market and a title services subsidiary that acts as a title insurance agent performing title examination services for its Texas homebuyers.

Homebuilding Operations

The company builds homes in 16 markets through a total of 7 operating divisions. As of December 31, 2009, the company had 198 projects, of which 122 were actively selling (excluding unconsolidated joint ventures). As of December 31, 2009, approximately 74% of its deliveries were single-family detached dwellings. The remainder of its deliveries were single family attached homes, generally townhomes and condominiums configured with eight or fewer units per building.

The company’s homes are designed to suit the particular area of the country in which they are located and are available in various models, exterior styles and materials depending upon local preferences. While the company has built homes from 1,100 to approximately 6,000 square feet, its homes range in size from approximately 1,500 to 3,500 square feet.

Financial Services

Customer Financing: The company offers mortgage financing to its homebuyers in all of the markets in which the company operate. Standard Pacific Mortgage, its wholly-owned mortgage banking subsidiary, sells all of the loans it originates in the secondary mortgage market, with servicing rights released on a non-recourse basis.

Title Services

In Texas, the company acts as a title insurance agent performing title examination services for its Texas homebuyers through its title service subsidiary, SPH Title, Inc.
