Washington Federal, Inc., doing business as Washington Federal, operates as the holding company for Washington Federal Savings that provides various financial services in the United States. The company also engages in real estate investment and insurance brokerage activities.

The company has 160 full service branches located in Washington, Oregon, Idaho, Arizona, Utah, Nevada, New Mexico and Texas.

In January 2010, the company acquired certain assets and liabilities, including the loans and deposits, of Horizon Bank, headquartered in Bellingham, Washington.

Lending Activities

The company’s lending activity is concentrated on the origination of loans secured by real estate, including long-term fixed-rate mortgage loans, adjustable-rate construction loans, adjustable-rate land development loans, and fixed-rate multi-family loans. The company’s principal lending activity is the origination of real estate mortgage loans to purchase or refinance single-family residences. The company also originates construction and land development loans, along with multi-family residential and commercial loans.

Single-family residential loans: The company primarily originates 30 year fixed-rate loans secured by single-family residences. These loans are made on terms, conditions and documentation that permit sale in the secondary market.

Construction loans: The company originates construction loans to finance construction of single-family and multi-family residences, as well as commercial properties. Loans made to individuals for construction of their home are 30 year fixed rate loans.

Land loans: The company’s land development loans are of a short-term nature and are made for approximately 75% of the appraised value of the property. Its permanent land loans (also called consumer lot loans) are made on improved land, with the intent of building a primary or secondary residence.

Multi-family residential loans: Multi-family residential (five or more dwelling units) loans are secured by multi-family rental properties, such as apartment buildings.

Commercial and industrial loans: The company makes various types of secured owner occupied commercial real estate and business loans to customers in its market area for the purposes of acquiring real estate, equipment or other business purposes.
