SUMMARY

Allreal Generalunternehmung AG (Allreal) and Credit Suisse Anlagestiftung Real Estate Switzerland (CS REF) are undertaking the construction of the Quartier Bülachguss mixed-use complex on a 55,300m2 area with total 19 buildings in Zurich, Switzerland.

The project is being developed on two plots in eight phases, from the first phase to the seventh phase will be developed on Bülach Nord area. The eight phase will be developed in an adjacent area of Bahnhof Bülach.

The first phase involves the refurbishment and redevelopment of existing shops, restaurants, offices and commercial facilities on a 13,869m2, a parking facility for 50 vehicles and the installation of elevators, security and ventilation systems.

The second phase involves the construction of a residential complex of six- to seven-story buildings with 120 apartments.

The third and fourth phases involve the construction of four- to five-story buildings with total 70 condominiums.

The fifth phase involves the construction of a six- to seven-story four buildings residential complex with 128 apartments on a 5,525m2 area with a total gross floor area of 11,240m2.

The sixth phase involves the construction of a six- to seven-story residential complex with 102 rental apartments on a 5,347m2 area with a total gross floor area of 9,256m2 and an underground parking facility for 73 above ground parking facility for six vehicles.

In the seventh phase, existing 39 apartments and the asylum facilities will be developed. After mid-2018, the owner Allreal will declare the plan for the seventh phase.

The eight-phase involves the construction of four-story four buildings with total 76 apartments 11 230m2 area with a total gross floor area of 7,280m2 and an underground parking facility or 72 vehicles and above ground parking facility for eight vehicles

From the first phase to the seventh phases will be developed on a 44,000m2 area and the eighth phase will be built on an 11,250m2 area.

Itten + Brechbühl AG has been appointed as design contractor for the first phase.

Max Dudler Architects has been appointed as design contractor for the second phase.

Baukontor Architekten AG has been appointed design architect for the third and fourth phases.

Design contract has been awarded to Thalmann Steger Architekten AG for the fifth phase and Diener & Diener Architekten has been appointed as design contractor for the sixth phase.

Galli Rudolf Architekten AG has been appointed as design architect for the eighth phase.

Vogt Landschaftsarchitekten has been appointed as a landscape architect for the project.

Grossweiler Ingenieure AG was appointed as a civil engineer.

Eberhard AG was appointed as a demolition contractor and Bretscher AG was appointed as an excavation contractor for the entire phases.

R+B engineering ag was appointed as an electrical engineer for phase I.

Planungsbüro Roman Böni GmbH has been appointed as HVAC consultant.

In October 2016, the demolition and excavation work commenced for the phase, the main construction is commenced in January 2017.

In September 2017, construction for phase I, II, III, and V commenced, and scheduled to completed by second quarter 2019.

Credit Suisse Anlagestiftung Real Estate Switzerland (CS REF) is the new owner for the phase I, II, and V.

In August 2017, topping out ceremony was held for phase VII.

In-house division of Allreal Generalunternehmung AG is undertaking the construction activities.

Construction activities are underway.

SCOPE

The project involves the construction of a mixed-use complex with a total 420 rental apartments and 70 condominiums on a 55,300m2 area in Zürich, Switzerland.

The US$318 million project includes the following:

1. Refurbishment and redevelopment of existing shops, restaurants, office and commercial facilities on a 13,869m2 m2 area in the first phase
2. Construction of a residential complex of six- to seven-storey buildings with 120 apartments in the second phase
3. Construction of four- to five-storey buildings with total 70 condominiums in the third and fourth phases
4. Construction of a six- to seven-storey residential complex with 125 apartments in the fifth phase
5. Construction of a six- to seven-storey residential complex with 100 rental apartments in the sixth phase
